There are many items to consider when you prepare to sell your home, but with an agent working for you the experience should be well planned out and relatively stress free. Below summarizes our selling course of action from start to finish, and you can be assured that we are in contact regularly throughout the whole process to ensure a successful experience! 

The Selling Process

Define Your Needs

Upon our first meeting, we will review your requirements for selling your home. This may include items to consider like timeframe for listing, showing schedules, a review of items in the house that you wish to take or leave.

Name Your Price

We will provide market information and give guidance on competitive pricing, but ultimately the decision on the listing price is yours, and yours alone. Once we’ve decided on a price, it is time to review and sign the listing contract.  

Prepare Your Home 

The condition of your home will have a substantial impact on the selling price and the days your home is on market. As part of our services, we will assist you in each step of preparing your home: from creating an action plan, to recommending contractors. We’ve even been known to mow the odd lawn! 

Get the Word Out  

We have an aggressive marketing plan that is customized for all of our listings. It includes advertising your home locally and globally through a variety of mediums, including the MLS system, neighbourhood mailouts, targeted online ads, features on Social Media and both the 460 Realty website and our own website.


Making your home available is the easiest way to get an offer! We will work together to set expectations for showings, both for the potential buyers, and for you. This may include setting a notice requirement for booking showings, or even a showing schedule, but flexibility goes a long way when selling your home!

Receiving an Offer

When we receive an offer, we will review it with you in depth and explain all aspects of the Contract of Purchase and Sale. Some key points to focus on when reviewing offers are purchase price, subjects, inclusions, and dates.

Negotiations and Subject Removal

It is important to note that sometimes an offer will go back and forth between the two parties multiple times before an agreement is reached. Once we have an accepted offer, the seller will have a period of time (usually 10-14 days) to do his/her due diligence regarding the purchase. This may include having a home inspection completed, ensuring their financing is in place, or reviewing pertinent documents  such as the title or strata documents.  

Close the Sale 

Once subjects are removed, the sale is final and you can start packing! The only step remaining will be to visit your lawyer or notary, about one week prior to completion and possession to sign off on all the transaction documents. We will take care of the transfer of keys on the possession date.

Pricing Your Home

When you think about it, there are several other homes for sale competing with your home. We will help you price your home competitively to attract qualified buyers. The way we do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your area. You can complete our online form to get a feel for your home's market value.
